I’ve loved many extraordinary animals and pets throughout my life but none of them touched my heart the way my late Laki dog did. Laki was a “shelter puppy” and I adopted him from the Hawaii Island Humane Society. From day one, he was gentle, well-mannered and sweet; he touched many hearts. We shared adventures, love and quality time together for 12.5 years. Laki was an unconditional trooper and participant in my life escapades. On Oct 29, 2013, Laki was escorted across The Rainbow Bridge so he could join the angels in divine retirement.


Being a realtor, my work is all about people and homes. But, in celebration of animal shelters, I also have the honor of volunteering at PAWS Animal Shelter in West Linn, Oregon. From a tiny, 600 sf. shelter, 9000+ animals have found forever homes. After 14 years in the same location, PAWS Animal Shelter is ready to expand into a larger building and help even more orphaned baby animals. I’ve supported this shelter for years and I’m finally able to spend time there as a volunteer in various capacities. My goal is to raise $5000 to help PAWS purchase a new building. Laki loved the tiny kittens I brought home and cared-for through the shelter’s foster program. In Laki’s honor and loving memory, I’d like to raise $5000.

A New Real Estate Bubble?

I keep a close eye on the real estate market and have heard the rumblings of a "new bubble." After the Portland, Oregon real estate market tanked, we were slow to "recover" but that's changed. Interest rates are increasing quickly and inventory is significantly reduced. A year ago, seller’s couldn’t "give the house away" but now the same home may garner a higher than expected price. Is this simply recovery or are we inflating another real estate bubble. Will Portland Oregon home prices continue to rise or will they "deflate?" Too soon to tell in my opinion but some people are certainly getting worried!

Distressed Oregon Homebuyers Purchase Faster Under New FHA Guidelines

If you experienced “an economic event” such as a loss of employment that caused your bankruptcy, short sale or foreclosure, FHA may allow you to qualify for an FHA loan under the new guidelines. The new guidelines allow a possible purchase with only a one year waiting period which could have previously been up to three years. There are specific requirements for this new guideline but it’s worth asking your loan professional for the details if you experienced financial hardship due to loss of work.

Great Tips For Building a Home!

When I designed and built a home, the best thing I did during the process was find a parking lot, grab some sidewalk chalk and draw out the exact footprint and dimensions of the house and “walk” through it. “Open and close” the doors and cabinets, get a feel for the space you’re planning, imagine it furnished (draw in furniture) and really "live" the space before you commit to a home plan. It's amazing how many changes I made after this exercise and saved tons of money that would have been costly change orders.

10 Tips on Making Offers in a Seller’s Market

It’s a seller’s market in much of the United States and Portland Oregon real estate is no different. I sat an open house this weekend on a home in Oregon City that was listed on Saturday and there were three offers by Sunday night. So what are seller’s looking for from an offer in a seller’s market when there are multiple offers?

Buyers, consider some of the ten tips below for writing a strong offer that sets you apart from your multiple counterparts.

  1. Keep your offer simple. Eliminate contingencies, timelines and special provisions if you don’t need them. The less there is to “go wrong” from a seller’s standpoint, the better.
  2. Include a compelling cover letter with the offer. Include reason why you’ll be a perfect fit for the home, how you love it and why you’re the best buyer out there. Plead your case and make yourself irresistible personally and financially.
  3. If you plan on financing with a large down payment, considering waiving the appraisal contingency. This eliminates the seller’s fear of the home “not appraising” which has become an issue in many sale fails
  4. Increase your earnest money deposit. Show the seller you’re serious and put some “skin” in the game.
  5. Offer to pay for some of the seller’s closing costs! (If allowed)
  6. If you have choices on the type of loan, go with a conventional loan as they are usually preferable to FHA or VA. If you go with FHA or VA, make your offer stand out from the competing conventional loans.
  7. Partner with your loan advisor and ask them to write a compelling pre-approval letter and not just the standard letter with rates and terms. In the letter, have your loan advisor invite the listing agent to call and confirm your credit worthiness.
  8. Make your offer price strong and fair. The reality is, there’s not a lot of room to “get the seller to come down in price” in this market and in fact, many homes go above the asking price. With multiple offers coming in on new listings, be sure you “put your best foot forward” on your first offer because you may not get another chance.
  9. Consider adding an escalation clause to your offer. If the property goes into a price war, an escalation clause helps keep your offer on the table.
  10. Shift your mindset to understanding this is a seller’s market. Have your real estate agent call the seller’s agent to ask about anything the seller needs to make an offer more acceptable so your offer is written with the seller in mind.
